The questions Calgary homeowners ask us most before building a legal suite.
Every lot and basement is different, so we price each suite individually after seeing the space — but you'll get a fixed, all-in number before any work starts, not a moving estimate. Cost depends on ceiling height, existing layout, mechanical separation, and the level of finishes you want matched to your home.

Most secondary suites run a few months from permit to final inspection, with the schedule written into your contract so you know the completion date up front. Permitting and City timelines can add time at the front end.

Yes. We manage the engineering, architectural drawings, development and building permits, gas fitting permits, and required inspections. The suite is built to be registered with the City as a legal secondary suite — not an unpermitted basement rental.
Alberta's Building Code sets a minimum ceiling height for habitable basement space. Many Calgary homes qualify as-is; some need underpinning or lowering to meet it. We'll measure during the estimate and tell you straight whether your basement works — and what it would take if it doesn't.
A legal suite is permitted, inspected, and registered with the City. It needs its own safe egress, fire separation between units, interconnected smoke and CO detectors, code-compliant heating and ventilation, and a separate entrance. We build every suite to those standards so it can be insured, financed, and rented without risk.
That's the goal. We make every effort to match cabinetry, countertops, and fixtures to what's already in your home so the suite feels like part of the house, not an afterthought — while still meeting the separation and safety requirements a second unit needs.
An appliance package — washer and dryer, cooking range, over-the-range microwave, dishwasher, and refrigerator — can be included on qualifying projects. [CONFIRM current appliance offer / date]
