How long does it take to build?

Most secondary suites run a few months from permit to final inspection, with the schedule written into your contract so you know the completion date up front. Permitting and City timelines can add time at the front end.

Do you handle the permits and City registration?

Yes. We manage the engineering, architectural drawings, development and building permits, gas fitting permits, and required inspections. The suite is built to be registered with the City as a legal secondary suite — not an unpermitted basement rental.

Is my basement tall enough to be legal?

Alberta's Building Code sets a minimum ceiling height for habitable basement space. Many Calgary homes qualify as-is; some need underpinning or lowering to meet it. We'll measure during the estimate and tell you straight whether your basement works — and what it would take if it doesn't.

What makes a suite "legal" vs. just a basement rental?

A legal suite is permitted, inspected, and registered with the City. It needs its own safe egress, fire separation between units, interconnected smoke and CO detectors, code-compliant heating and ventilation, and a separate entrance.
